MCA have been appointed for the last 3 cycles to undertake East Riding of Yorkshire Council’s housing stock condition surveys of approximately 9,000 houses and 2,000 flats. The stock condition surveys for ERYC closely match your requirements for this commission, with targeted information required on the individual dwellings. The stock condition surveys we have undertaken for ERYC have been internal and external surveys, we have undertaken these with differing programme parameters, the first two cycles being intense deliverable period to provide a large sample of their property portfolio in a 10 month programmes, the latter cycle was spread over a 5 year period with approximately 2000 properties per annum, geographically split the East Riding into 4 areas and undertake on a rolling programme throughout each year.
The objectives of the surveys have been to identify the condition and expected lifespan of the structural and internal elements. The data gathered is used to determine future levels of investment and capital improvement programmes through life cycle costing and maintenance programming.
We have as part of the survey requirements in the second cycle, determined if the dwellings comply with the Housing Health and Safety Rating System (HHSRS) and the Decent Homes Standard.
