Limetree Court Disability Children's Home NEC Project Management Services

Overview

Limetree Court is a purpose-built respite home located on Bellfield Avenue in Hull.

It provides specialised services for children with disabilities and their families. Funded by Hull City Council and the Department for Education, the project involved the creation of a fully adapted, energy-efficient facility designed to deliver the highest standard of care.

Mason Clark Associates (MCA) provided NEC Project Management along with Contract Administration services from RIBA Stage 5 through to project completion, ensuring that all works were completed in line with the NEC3 Engineering & Construction Contract.

Challenges and Solutions

We played a pivotal role in overseeing the construction of this state-of-the-art facility, managing various tasks and overcoming challenges such as:

  • Client and user needs: the design had to meet the specific needs of children with disabilities, providing a safe, comfortable and accessible environment. The home includes seven bedrooms, accessible bathrooms, a sensory room and multiple living areas, all built to the highest standards. MCA worked closely with Hull City Council and Ashcourt Construction to ensure the facility would offer modern, fully adapted spaces for both children and staff.
  • Energy efficiency and sustainability: the project placed a strong emphasis on using low-carbon technologies to create a sustainable, energy-efficient building. We ensured that these sustainability goals were met while adhering to the strict timelines and budget requirements.
  • Project coordination: we managed all aspects of the site progress, from liaising with contractors to overseeing third-party involvement. This included handling compensation events, chairing progress meetings and ensuring that the works were carried out to specification within the set programme and budget.

MCA's Contribution

We delivered comprehensive project management services, playing an essential role in the successful delivery of the Limetree Court Disability Children’s Home. Our contributions included:

  • NEC project management and contract administration: we managed the contract under the NEC3 framework, coordinating with contractors and ensuring that the project remained on track.
  • Client support: we acted as a vital link between Hull City Council and the construction teams, facilitating smooth communication and project progression.
  • Site supervision: we provided NEC Supervisor services, ensuring that all works were carried out in line with the required standards and specifications.

Results

The project was completed on time and within budget in December 2023. The Limetree Court Disability Children’s Home now provides a fully modern, energy-efficient, and accessible respite care facility for young people with disabilities and their families. The project has been highly praised by Hull City Council for meeting their vision of improving specialist care provision in the city.

Dwain Cox, Hull City Council’s Commissioning Manager, commented:

“MCA have provided an excellent service as contract administrator/project manager, with good mechanisms in place to effectively manage the contract in line with NEC. We would be more than happy to recommend them for future commissions.”
