Buckshaw Retirement Village, Chorley

A 201 unit retirement village on a former BAE ordnance factory site for Hicalife who appointed Mason Clark Associates to carry out all Civil and Structural Engineering on the project.

BAE were required to remediate the site before selling it to Hicalife.  The remediation proposed by BAE was to remove contamination and to re-engineer the ground.  This would have required the new buildings to be founded on piles resulting in abnormal foundation costs for Hicalife. We negotiated an enhanced remediation specification and testing regime which allowed lightweight raft foundations to be used.

The site levels were set to balance the cut and fill to reduce lorry movements through nearby residential areas.  The reduced work in the ground also improved programme certainty.  The additional remediation costs were significantly lower than the saving made in the foundation costs freeing up monies to enhance the landscaping and a sensory garden for a special care unit on the site.
